Most owners of Vacation Rentals don’t usually consider their cleaning service to be one of the more important elements which will help determine the success or failure of their Vacation Rental Business. Owners purchased their dream vacation get-a-way for themselves and their family. The realtor selling them the property explains how an owner of a get-a-way ” can make the purchase pay for itself” by renting it out to folks like themselves. Voila – your Vacation Rental Note is paid for and you have spending money left over. NOT SO FAST!
Life is never that easy or simple and Vacation Rental Purchasers should remember, the realtor was trying to sell them something, so that he/she could make money, not them.
Yes, you can, will and should make money from your Vacation Rental Property if you purchased a decent property in a good location. But you will have to advertise it on sites like HomeAway, FlipKey, etc. or hire a professional management company that will take a substantial cut out of your potential earning for their services.
So after placing your ads, even perhaps set-up your own little Vacation Rental Internet Website, Casa der Wonderful. Now its time to let the money roll-in, right? Wrong! Who’s going to clean it? Oh, you’ll get the cleaners from your complex to do it. Huh?
- Quick and efficient turn over of your unit during your busy times of the year is key to your financial success.
- Most check-outs and check-ins happen across all properties on the same days. Let’s presume your unit is in a 120 unit property. It’s Sunday morning, 85 units are being vacated.
- Maids that work for the property or management company are trying to clean those 85 units in 3-4 hours. Do you really think the property or management company staffs 40 or so cleaners to be ready for this kind of change-over?
- Chances are NO. So your unit will get a basic clean. Not good – Not bad, acceptable. Folks on Vacation are usually quite excited. They’ve waited all year for their vacation week. So unless the maids leave seriously wrong, acceptable will be- well – acceptable.
The key to having a successful Vacation Rental business in Destin Florida or anywhere else, is not only have a nice property in a good location, but to have the cleanliness be a reflection of you and your business. Any Vacation Rental Owner will tell you having a well-managed business (even if you just have one unit) is to have REPEAT business. If you make your existing clients happy and they return next year, guess what, you’ve just saved on marketing costs and be better able to project your next years income.
But can you accomplish this goal by having an acceptable cleaning service? Or perhaps more to the point, a cleaning service that is just like everyone else in your project? Do you think your get-a-way is and should be like everyone else? Or would you prefer to stand out. Often times folks on vacation strike up friendships and visit each others units. Wouldn’t you like your unit to stand out?
Consider hiring an independent maid or cleaning firm that will give your unit the special attention it deserves. Often times supplying fresh flowers and mints at each changeover. The good firms only take on a certain number of Vacation Rentals units in a season, since they want to keep your business year in and year out. They want to become part of YOUR team. Property maids and management maids, well let’s face it, your unit is just one of hundreds to them.
So, if you want your Vacation Rental to be a true reflection of you – I would suggest you consider an independent maid service that will put you and your needs first.
